Victoria Gardens Mall, a prominent open-air shopping center in Rancho Cucamonga, California, has recently undergone a significant transition. In March 2026, a partnership led by Redwood West and Panattoni Development Co. acquired the 1.2-million-square-foot property for approximately $530 million. This transaction stands as one of the largest retail property deals in the Inland Empire in recent years.

Established in 2004, Victoria Gardens has evolved into a central hub for the community, blending national retailers, diverse dining options, entertainment venues, and civic spaces. The mall attracts nearly 15 million visitors annually, ranking it among the top-performing open-air retail centers in the nation. Notable tenants include Apple, Lululemon, Chanel, Sephora, Nike, Zara, AMC Theatres, Shake Shack, and Macy's.

The new ownership group has announced plans to invest over $50 million in enhancements to the property. These improvements will focus on landscaping, signage, and common areas, aiming to elevate the overall shopping experience. The objective is to build upon the center's mixed-use appeal and community-oriented design, ensuring it remains a vibrant destination for residents and visitors alike.

In April 2026, Victoria Gardens welcomed Marugame Udon, a Japanese fast-casual restaurant specializing in handcrafted Sanuki-style udon and freshly made tempura. This addition reflects the mall's commitment to diversifying its dining options and catering to a wide range of culinary preferences.

The $530 million acquisition underscores the sustained investor interest in high-performing, open-air shopping centers, even as the broader retail sector continues to evolve. Real estate analysts note that lifestyle centers with strong sales per square foot and consistent foot traffic remain attractive assets in Southern California.

City officials have not announced any immediate changes to operations as a result of the sale. The transition in ownership is expected to proceed smoothly in the coming months, with the new owners focusing on enhancing the mall's offerings and maintaining its status as a premier shopping destination in the region.
